It was reported that a number of windows were no longer closing in a building that was around 6 years old. We undertook a defects diagnosis starting with a review of the operation and maintenance manuals and the correspondence our client had retained from the construction of the building.
We found that there had been decisions taken during construction to combat a concern with wind loadings that had changed the dynamics of the window. Each component met the original design requirements but the way the window had been assembled meant they did not all work together.
We brought on board a window specialist who confirmed where and why the windows were now defective.
